Maintenance (planned and reactive)

Planned maintenance work relies on the ability to understanding the condition of the housing stock and provide a degree of programming for future works.

By working in a planned fashion rather than a reactive way, the Trust has the ability to obtain the best value and work within those areas where there is a greater need for planning ahead. The planning of works months and often years in advance provide us with the ability to drive through efficiencies in terms of procurement and delivery.

By their very nature reactive works are not possible to plan far in advance as they rely on an immediate response to rectify building issues that arise without prior warning.

Obviously it is essential to carry out this service; however it is more difficult to control costs as a result.

The decent homes standard relies on the property being wind and water resistant, and having a degree of thermal efficiencies. The aim within the planned program team is to meet and exceed the efficiencies in existence and guarantee property stock which provides a level of comfort and standard beyond our peers.
