Circle’s Sales and Business Support team are now part of Circle Living. The Sales and Business Support team supplies a wide range of administrative functions that housing associations must, by law, provide for their tenants and leaseholders. Our services include sales to tenants and shared owners in addition to a series of legal functions.

The work of the team is highly varied and at any one time our workload might include:
For the Portfolio Management teams we provide an invaluable source of expertise and support on matters ranging from lease variations for Registered Providers, to the compilation of complex cases for the Leasehold Valuation Tribunal.
These may stem from the failure of a lease to make satisfactory provision with regard to repair and maintenance, provision of services, insurance, or the setting of charges. This may also be necessary in cases where a leaseholder has failed to comply with the terms of their lease.
We also act as the central point of co-ordination in the delivery of the group’s Section 20 obligations of the Common and Leasehold Reform Act 2002. If proposed works will involve a contract of one year or more, or cost more that £250 per leaseholder, it will be necessary to consult each resident in line with Section 20.
The Sales and Business Support Team will consult with residents and Registered Tenants' Associations by issuing a Notice of Intention that explains the need for the works and invites nominations and observations.
We will obtain estimates and provide notice of proposals, including breakdown of costs, accreditation of nominee and the reasons for their selection. The team will also investigate any queries emerging from maintenance contracts that pre-date this legislation (October 2003) and may still be challenged in line with Section 20 of the Landlord and Tenant Act 1985.
