Moving and transfers

If your circumstances have changed and you need to move to another property, there are various ways of doing this:

Transfer

If you are a Mercian tenant you may register on a transfer list for another Mercian property (unless you live in, or want to move to Coventry or Solihull).
To register for a transfer you must complete an application form available from the Lettings Team. Contact the team on 0121 322 7373 or email lettingsgroup@mercian.org.uk.

You need:

• To have lived in your present home for at least 12 months
• Have a clear rent account
• Your home to be in good decorative order
• To have not caused a nuisance to your existing neighbours

You will be allocated points depending on:

• Overcrowding
• Medical circumstances
• Any harassment
• Any other relevant circumstances

Before acceptance on to the transfer list, you will be visited by your Neighbourhood Officer who will discuss the request and inspect the condition of your property.
You will then be advised in writing of your acceptance and told the size of property and the areas you are registered for. We will also give you an estimate of the amount of time you are likely to wait before we can offer you a transfer.

Any Day Tenancy Starts

From 5 March 2012 all new Mercian tenancies will start on the first available day of the week. This replaces our previous arrangement in which tenancies were only able to start on the next available Monday.

This means that residents will be able to move into their new home more quickly, as well as saving us rent loss making more money available to spend on our services.

Mutual Exchange

A mutual exchange happens when two or more tenants swap homes. It can be a good option if you want to move but do not want to spend time on a waiting list.
Many tenants have the right to swap their homes this way and you can search for an exchange partner using the internet. We run House Exchange, a website for people who want to swap their homes. Visit House Exchange.
Also operating in your area is HomeSwapper. Visit Homeswapper for more information.
To find out more about mutual exchange and to check if you have the right to swap, please see your tenancy agreement, ask us for more information or see our Mutual Exchange Key Information Sheet (1.4 MB).

Ending your tenancy

If you wish to leave your Mercian property, you must give us four weeks' notice in writing, ending on a Sunday.
Please see pages 24 and 25 of your Tenant Handbook for full details.
