Planned Maintenance Programmes

The association has now developed a 3 year replacement programme for all major works required within our properties, for example kitchens, bathrooms, windows and heating systems etc. The process to establish what replacements are done each year has now changed, we have a new Asset Management system which is in line with the Circle Group and the information held within this system is based on surveys carried out during 2010 as well as existing data transferred from our old system where up dated survey data has not been obtained.

Contractor painting windows This system does not pick up replacement works per scheme but picks up works on an individual basis per property and is linked with our allocated budget, so Mercian do have to work to the replacements identified within the strict budget allocation.

This may mean that in some cases replacement programmes could be going on around you within neighbouring properties but would not necessarily mean that you are also going to receive the same work.

We understand that this will cause some dissatisfaction with our residents but would like to explain that this is how our programmes are now developed and it is not possible to include all neighbouring properties for every programme on every site which will be affected.
