Mutual exchange for existing tenants

I am already a Tenant – can I do a Mutual Exchange?

House ExchangeYes – you have the right to exchange with another tenant of a Registered Provider (RP) within the United Kingdom providing both landlords agree it is an acceptable exchange and you have an Assured or Secure Tenancy. If the exchange is agreed you will either sign a Deed of Assignment or a new tenancy agreement depending on your current tenancy status and landlord.

It is important for tenants to be aware that with a mutual exchange you are accepting the premises as they are – this includes taking on responsibility for any damage caused to the premises by any previous occupiers.

The most common reasons for refusing to approve a mutual exchange are:

  • Rent arrears where legal action has commenced (the issue of a Notice of Seeking Possession is classed as the first stage of legal action)

Please note that you will still be required to have maintained your tenancy conditions and your property will be inspected prior to any agreement. Also, if you are exchanging outside the MVHA area then we will supply a reference to the new landlord.
