In order to increase the supply of larger homes available to tenants through Choice Based Lettings, we offer practical support and financial incentives to MVHA tenants who wish to move to a smaller MVHA property. Under occupation is considered to be where a household has at least one bedroom in excess of their household needs as identified by MVHA.
Incentive payments are assessed according to the number of bedrooms made available as a result of the move. If one bedroom is made available the eligible incentive payment is £2000, if two or more bedrooms are made available the eligible incentive payment is £5000. Incentive payments do not apply following a move by mutual exchange, decant or a management move.
If you are a MVHA tenant transferring to another MVHA property you must comply with the usual transfer criteria i.e. no rent arrears, sundry debts, repairs recharges, no breaches of tenancy agreement and the property must be in good decorative order and well maintained. You can apply for an internal transfer through the Choice Based Lettings system, please click on the following link 'Mole Valley Home Choice' administered by Mole Valley District Council. MVDC will assess the application and award points for ‘downsizing’ in addition to any other eligibility criteria.
If you are eligible and assessed as the first bid for a property, MVDC will inform us and we will provisionally offer you the property. We will then inspect your current home to ensure it is in good order and check that your tenancy conditions have been complied with before confirming the offer and eligibility to the downsizing payment.
