Stage 2 - Valuation / Survey

If you are entitled to buy the contact details you have provided on your application will be passed to both the valuer and surveyor. They will contact you to arrange a convenient time for them to call and inspect your home.

The valuer is independent of Mole Valley Housing Association and is instructed to assess the current market value of your home. The value of any improvements which you have made will be disregarded. The surveyor visits as he must prepare plans of your home, showing the extent of your gardens and any rights of way that have to be included if you do buy.

You will be entitled to a discount on the market value of your home. This amount will depend on how long you (or your partner) have been tenants in the public sector, and on the type of property you wish to buy.

If the property is a house, the discount will be 32%, increasing by 1% per annum to a maximum of 60% after thirty years.

If the property is a flat, the discount will be 44%, increasing by 2% per annum after the first 2 years to a maximum of 70% after fifteen years.

However, in Mole Valley the maximum discount you may receive is £38,000.
