Mole Valley Housing Association’s Responsibilities

Mole Valley Housing Association is keen to ensure that your home is well maintained and kept in good repair. As this is the case, Mole Valley Housing Association is responsible for:

  • keeping the structure of your home in good condition
  • servicing of gas appliances on an annual basis
  • the external decoration of the property and any shared parts
  • carrying out repairs to the property and replacing of fixtures and fittings, which are the responsibility of Mole Valley Housing Association.

There are certain repairs that are your responsibility under the terms of your tenancy conditions.

Your responsibilities

Residents are responsible for some minor repairs and maintenance issues and renewal of the items which include:

  • replacement of electric fuses and bulbs (including strip lights)
  • broken or cracked glass
  • broken or lost keys
  • window and door locks
  • wasps, ants or other pests except in communal areas
  • repair and replacement of toilet seats
  • plugs for sinks and wash hand basins
  • blockages to waste pipes & drains
  • replacement of cords to ceiling switches
  • TV aerials not provided by Mole Valley Housing Association
  • door numbers and letter boxes
  • minor cracks in plaster
  • internal redecorations
  • any fixtures and fittings not provided by Mole Valley Housing Association e.g. any improvements tenants carry out themselves
  • replacement of tap washers
  • sweeping of flues on an annual basis if solid fuel fires are in use
