Old Ford Housing Association is committed to carrying out planned maintenance and improvement work to its homes to help ensure that that they stay in good condition and that they are a nice place to live. We also carry out planned improvement works as part of our commitment to meet the Government's Decent Homes standard.
The Decent Homes Standard is the minimum quality standard for housing set by the Government. All of the original Old Ford homes already meet the standard; for these homes you will now be covered by a planned redecoration programme.
Decent Homes is a Government led initiative which was introduced in 2000. All housing owned by Registered Social Landlords within England must be brought up to this Standard by 31 December 2010. On Old Ford's Parkside neighbourhood a later date of December 2012 was agreed.
We are committed to delivering Decent Homes by this deadline and then maintaining that standard. This will be done by programming re-investment works in accordance with the forecasts of our stock condition survey, as part of a wider programme.
We recognise that Decent Homes is a ‘minimum standard'. Decent Homes will be delivered through effective works planning this year and is primary an internal works programme, however on the Parkside estates we are investing in your home as a whole and so will also be undertaking external works. Decent Homes will be delivered by 2012 on Parkside and has been completed everywhere else. On completion we will put in place a rolling programme of maintenance works to ensure that home stay decent.
On Parkside estates we have a five year, £55 million investment programme that will enable all Parkside homes to meet the Decent Homes standard by the end of 2012. Please click

The Circle Standard:
The planned programme aims to ensure your homes meet the Circle Standard. This has been designed in conjunction with our customers. Evening and weekend workshops with our customers were held across the country in mid 2006. Over 100 people gave up their time to tell us what they would like to see included in the Circle Standard. Everyone who attended had some great ideas and we have included as many of these as we could.
Parkside standards:
In addition to this, as part of the promises document we agreed specific standards for the Parkside homes. As part of our £54 million investment in Parkside we will be carrying out three major programmes:
